Rob Duncan Planning Consultancy was approached by a developer in Staffordshire with a view to securing consent to erect a dwelling within the garden of a property he had bought. The proposal raised issues in respect of the principle of development, and the impact of the development on the character and appearance of the surrounding area and on neighbouring properties.
Following a pre-application meeting with the Local Authority, Rob Duncan Planning Consultancy liaised with the Developerís architect to incorporate amendments into the proposed design. Rob Duncan Planning Consultancy then prepared a Planning and Design and Access Statement to accompany the planning application. The Planning Statement carefully and thoroughly analysed the impact of the development on the character and appearance of the area, and demonstrated that the development would not impact on neighbouring occupiers.
Planning consent was granted at the first time of asking, and the dwelling is now complete.
